GrandeVille at Malta - Phase II

The second phase of the project consisted of one-, two-, and three-bedroom units. It included a mix of six carriage house and townhouse buildings, and five three-story, elevator-serviced apartment buildings with climate- and access-controlled corridors. Select units featured direct-entry garages.

Units offered spacious, open floor plans with high-quality finishes, including designer kitchens with quartz countertops, custom wood cabinetry, stainless steel Energy Star appliances, nine-foot ceilings, wood-style plank flooring, in-unit washer/dryers, and large walk-in closets. Each unit was also equipped with a cutting-edge SMART home package, featuring smart locks, voice-controlled lights, and Wi-Fi-enabled thermostats.

The second phase also included a full luxury amenity package, featuring a shared clubhouse with Phase One of the development. The clubhouse was outfitted with stylish gathering areas and social spaces, an indoor pool, a fully equipped fitness center, a game room, business lounge, and spa. Exterior amenities included an outdoor fire pit, grilling stations, a dog park, and electric car charging stations.

The first phase of the project featured 292 units and had been successful over the past five years. GrandeVille at Malta was located about 20 minutes from Albany and 10 minutes from Saratoga Springs. It was less than 10 minutes from GlobalFoundries' $15 billion campus, which brought high-tech jobs to the community. The chipmaker had been planning strong expansion in the area, including the addition of a 633,000-square-foot building and the acquisition of 800 acres near its current complex. The expansion was expected to create an additional 1,000 jobs and increase demand for housing in the immediate area.

The development was also located near the Wilton Mall at Saratoga, which provided an array of retail options, as well as the Clifton Park Center Mall, which featured a movie theater and a variety of restaurants.

The second phase of GrandeVille at Malta was certified National Green Building Standard (NGBS) Bronze.
